Proper preventative maintenance is key to extending the life of the roof Being proactive helps to avoid unanticipated problems and allows for better budgeting.  Routine roof maintenance services are even more important for commercial flat roofs.  Following a thorough Roof Assessment typical maintenance should include the following:

  • Bi-annual preventive maintenance inspection
  • Repair metal flashing, transitions, etc.
  • Repair membrane failures, seams or tears caused by building movement or various trades
  • Repair damage caused by rodents, insects, birds, and possible acts of vandalism
  • Search for evidence of roof contamination from chemicals and restore damaged area
  • Removal of obstacles on roof such as trash, debris, and other material
  • Provide strainers for roof drains
  • Clean gutters and downspouts
  • If evidence of poor drainage or standing water exists, determine the best remedy
  • Replacement of a portion of the roof caused by improper installation or damage
  • Repair potential problem spots

 

Maintenance work is normally billed on time plus material. Of course, our work is awlays performed as efficiently as possible.  For example, our fleet of service trucks are restocked daily with the materials and tools most commonly used on roof maintenance projects.
